This study originated with the Owner's concern of heavy ponding on the roof. The Horrell Group performed a visual evaluation of the existing roof systems of several buildings at One Commerce Square. The evaluation included the inspection of flashings, copings, drainage and any visible damage to the system. The study's findings highlight the importance of proper maintenance. While the roof system had been serviced for repairs, the repairs were either incompatible with the existing system or were not installed in such a way to provide proper drainage. The report included comments as to the specific existing roof system, the warranty, and possible replacement.
